Mission Statement:
The Planning Department's mission is to identify community goals, problems, and opportunities, followed by the preparation of plans, programs, and ordinances in an effort to accommodate the community's desired future form.
Essential Duties and Responsibilities:
- The Planning Department, in cooperation with the Township's Planning Commission, is responsible for the Comprehensive Plan which is a long-range guide intended to guide the growth and development of the Township.
- Zoning
- Delta Township Zoning Ordinance. The Planning Department, cooperation with the Township's Planning Commission and Board of Trustees, is responsible for the Township's Zoning Ordinance which is a set of regulations and requirements which govern the use, placement, spacing and size of land and buildings. A zoning map, which corresponds to the ordinance, illustrates the zoning classifications of all properties within the Township. The Department processes rezoning and special land use permit requests and conducts site plan reviews for new developments.
- Subdivision Regulations
- Delta Township Subdivision Regulations. The Planning Department, in cooperation with the Board of Trustees, is responsible for the Township's Subdivision Regulations which regulate the division of land into parcels for sale. The Department, in conjunction with the Township's Engineering Department, reviews proposed subdivision plats in order to insure compliance with the Township's codes and ordinances.
- Capital Improvements Program
- Delta Township Capital Improvements Program. The Planning Department, in cooperation with the Planning Commission, is responsible for the annual preparation and updating of a proposed schedule of public works projects and related equipment to be built or purchased by Delta Township within a six year period. The program lists all future projects in order of construction or acquisition priority, along with cost estimates and the anticipated means of financing each project.
